April Sees Significant Rise in Singapore’s Home Sales

In a noteworthy turn of events for the real estate market in Singapore, April 2026 marked a significant uptick in new home sales, reaching levels not seen in half a year. The surge was fueled primarily by the introduction of two major mass-market developments that revitalized buyer interest.

According to recent reports from PropNex, developers successfully sold a total of 1,548 new units—excluding Executive Condominiums (ECs)—in April. This figure represents a robust increase of 19% compared to the previous month’s total of 1,300 units. Furthermore, this performance indicates the highest monthly sales since October 2025 when sales figures peaked at 2,424 units.

Year-on-Year Growth

The data reveals an impressive year-on-year growth trajectory as well. In April last year, only 675 new homes were sold. This year’s results indicate that sales have more than doubled within the same time frame. Cumulatively, for the first four months of this year, developers recorded total transactions of approximately 3,561 units—accounting for nearly one-third of the overall sales recorded throughout all of 2025.

Impactful New Launches

A critical factor contributing to this month’s success was the launch of two projects: Vela Bay and Tengah Garden Residences. These developments collectively accounted for about 79% of all new home sales during April. Located in emerging residential areas Bayshore and Tengah respectively, both projects attracted significant buyer attention upon their release.

During April alone, developers made available a total of 1,426 new homes (excluding ECs), reflecting a notable increase of around 37% from March’s offerings which stood at just over one thousand units.

Sales Distribution Across Regions

A closer examination of sales distribution shows substantial activity in the Outside Central Region (OCR). Of the total transactions recorded in April, OCR properties accounted for an impressive majority with around 1,358 units sold. This marks OCR’s highest monthly sales rate in over a year since February 2025 when it saw similar success driven by Parktown Residence.

The standout performer within this region was Tengah Garden Residences, which successfully sold an astounding 855 out of its available 863 units at a median pricing point per square foot set at $2,111. Meanwhile, Vela Bay managed to facilitate the sale of 370 out of its total offering of 515 homes at a higher median price point of $2,865 per square foot.

Performance in Other Sub-Markets

Conversely, other sub-markets displayed varying results due to fewer new project launches during April. The Rest of Central Region (RCR) experienced modest activity with only 160 transactions recorded—a slight dip from March’s count of163. Among RCR listings, The Continuum emerged as the top-selling development with its sale tally reaching only thirty-four units and achieving a median price per square foot pegged at $2,796.

The Core Central Region (CCR) faced even steeper declines in activity with only thirty new homes sold compared to March’s robust figures where River Modern had notably elevated sales numbers significantly. Within CCR listings during April, River Modern continued to attract buyers with eleven units sold at an average price per square foot hitting $3,363.

Executive Condominium Market Update

The performance metrics surrounding Executive Condominiums also reflect broader market trends showing reduced activity levels. In April alone, only one hundred and one ECs were transacted—a stark contrast to March when developers moved six hundred thirty-seven units following Rivelle Tampines’ highly anticipated launch.

Notably within EC sectors during this period was Rivelle Tampines itself which succeeded in selling seventy-six units priced at around $1,918 per square foot after opening up its bookings to second-time buyers post-priority access allotted initially for first-time purchasers.

Looking Ahead

The upcoming months may offer renewed opportunities for growth across various segments as additional launches are expected on the horizon. In particular, potential buyers can look forward to Hudson Place Residences launching soon within Media Circle—marking RCR’s first project introduction for this calendar year.

This revitalized momentum could potentially signal ongoing recovery patterns within Singapore’s housing market providing ample choice across diverse regions suitable for both investors and prospective homeowners alike
