Denis Jen’s Retail Property Portfolio Hits the Market

A significant retail property collection in Australia, built over three decades by the late Singaporean entrepreneur Denis Jen, is set to be auctioned next month. Estimated to fetch bids surpassing A$1 billion (approximately $712 million), this portfolio represents one of the largest retail asset offerings in the country.

Overview of the Properties

The offering consists of eight properties located on Australia’s eastern coast. This includes major shopping attractions such as Melbourne’s Spencer Outlet Centre, Sydney’s Market City, and Q Super Centre on the Gold Coast, along with several commercial buildings around Brisbane. Collectively, these assets encompass over 122,500 square metres (about 1.3 million square feet) of gross lettable area.

CBRE has been appointed as the sales manager for this transaction. Simon Rooney, head of Pacific retail capital markets at CBRE, highlighted that these assets are strategically positioned in some of Australia’s most populous regions where supply is limited.

Key Highlights of the Portfolio

Sydney Market City stands out as a key asset within this collection, located at the heart of Sydney’s southern city centre. The mall features popular retailers like TK Maxx and Adidas and spans three levels across 28,186 square metres. Its proximity to Chinatown and local universities enhances its appeal.

In Melbourne, the Spencer Outlet Centre is uniquely situated near Southern Cross Station—the busiest transport hub in Australia—drawing approximately 75 million visitors annually. This outlet center comprises a total area of 23,156 square metres and hosts a diverse range of shops including Cotton On Mega and Converse.

The Q Super Centre on Queensland’s Gold Coast caters to community needs with its dog-friendly environment and an array of essential stores like Woolworths and Aldi over an area of 21,796 square metres.

Commercial Assets Included

An important feature within this portfolio is the Brisbane office tower located at 82 Eagle Street. Spanning twelve levels with a net lettable area of 4,506 square metres, it houses various office tenants alongside ground-floor retail space occupied by Aquila restaurant.

Market Trends and Investor Interest

The Australian retail sector has seen renewed interest from both domestic and international investors who are competing for quality assets within this market. Recent reports indicate that revenue across Australian retailers rose by about 3.5 percent in alignment with inflation rates.

Rooney emphasized that these properties are situated in regions benefiting from population expansion and infrastructure development which further enhances their investment potential.

Growth Potential in Retail Sales

Consumer confidence remains resilient despite economic fluctuations related to interest rates; thus bolstering demand for retail space. Expectations suggest that annual retail sales could reach A$530 billion by the year 2030.

Increasing Activity in Retail Investments

The forthcoming sale aligns with a growing trend observed within Australia’s retail investment landscape where transactions have surged significantly—exceeding A$12 billion worth last year alone. CBRE noted that institutional capital continues to flow into high-value metropolitan assets known for stable income prospects.
